VENDOR'S ROLE

The Taylor Lakes Owners' Association Board of Directors and/or the Association's authorized representative works closely with area vendors to ensure services are performed by qualified, licensed and insured vendors. See: Vendor Policy

The Taylor Lakes Owners' Association does not contract with members, member owned companies or any vendors which may result in an appearance of favoritism.

Vendors service over 10,000 square feet of building, two commercial swimming pools, street lighting and signage, parking lots and 25+/- acres of common area grounds, trees, shrubbery, ponds and more annually.

FREQUENTLY ASKED QUESTIONS

Q. Is membership in the Taylor Lakes Owners’ Association mandatory?

A. Yes. Membership in the Association for a Member, other than the Developer, commences upon the filing in the Probate Office of a Deed in favor of such Member. (Bylaws, Article IV, Paragraph A)

Q. Who is a Class A member of the Taylor Lakes Owners’ Association?

A. Class A membership shall consist of those Members who own a fee simple interest in a Residential Lot. Only one (1) person who owns a fee simple interest in a residential lot shall be designated to exercise any voting rights with respect to that residential lot. The person designated, or deemed designated, shall be the Class A Member Representative for that residential lot. (Bylaws, Article IV, Paragraph B-1)

Q. Who is the Deemed Designated Member Representative?

A. The Deemed Member Representative is the person named as Grantee on the deed of record for the residential lot; if one owner.

Q. How do I register as the Designated Member Representative?

A. Lots with two or more owners must register a Designated Member Representative with the Secretary. See Registration of Designated Member Representative.

Q. Is the Taylor Lakes Owners’ Association, Inc., controlled and managed by the Declarant/Developer or the Members?

A. Developer. The Taylor Lakes Owners’ Association is controlled by the Class C Member. The Class C Member shall solely consist of the Developer, who shall be the sole Class C Member. The Developer as the Class C Member shall have three (3) votes for every one (1) vote of each Member Representative in all Classes upon each matter presented for a vote at an Association Meeting. Q. How are Taylor Lakes Owners’ Association annual membership dues established?

A. The Taylor Lakes Owners’ Association annual budget is comprised of actual expenses (those set by contract or recur annually at a fixed rate), estimated expenses (for example: utilities, repairs, maintenance, etc.) and a reserve for replacement allowance (funds set aside that provide for the periodic replacement of building components that wear out, for example: roof replacement and personal property replacement, for example: fitness center equipment, tables, chairs, furniture, etc.). The total budgeted expenses are divided by the number of member units to establish the annual Base Assessment aka: HOA dues.

Q. When do the annual HOA dues become payable? Delinquent? Sent to collections?

A. The Taylor Lakes Owners’ Association annual dues assessment becomes payable January 1^st, delinquent January 31^st and sent to the Association’s legal counsel for collections on March 1^st. No partial payments are accepted.

Q. Can I pay my dues via credit card?

A. Yes. Members can log into the Taylor Lakes Owners’ Association member portal at www.taylorlakesassociation.org (see the icon in the top right-hand corner of the landing page) to remit payment via credit card. The Member’s email address on record is the member’s username. If you have not established a password or forgotten your password, a password reset is available.

Q. How do I obtain a replacement keycard aka: key fob?

A. To obtain a replacement keycard, send an email request to info@taylorlakesassociation.org and remit a $25.00 replacement fee to Taylor Lakes Owners’ Association, Inc. You may remit payment via U.S. mail to PO Box 230817, Montgomery, AL 36123-0817 or request an invoice which allows for payment via credit card. Additionally you may place a request along with the fee inside the Member mailbox in the Fitness Center. Upon payment, an amenity keycard/key fob will be mailed to your residence.

Q. How do I submit a maintenance request?

A. Taylor Lakes Association members can report on an issue or submit a maintenance request by completing the Taylor Lakes Maintenance Request. (See “Contact” menu).

Q. How do I register as a New Member?

A. Complete the New Owner Registration, Amenities Usage and Indemnification Agreements and submit a $100.00 Transfer Fee to Taylor Lakes Owners' Association, Inc.

Q. How do I register as a new Tenant?

A. Complete the Notice of Transfer, Amenities Usage and Indemnification Agreement and submit a $100.00 Transfer Fee to Taylor Lakes Owners' Association, Inc.
